Do I Need a Fire Risk Assessment?

 

The Regulatory Reform (Fire Safety) Order; 2005 requires that those responsible for a commercial property must undertake an assessment of the fire risks affecting people using the building.

 

So, yes, this means that it is compulsory for any work place and the common areas of rented accommodation to have a Fire Risk Assessment.

Where 5 or more persons are employed, this must be recorded.

Can I do it myself?

 

Yes, you can, but the Fire Safety Order requires that the person undertaking it must be deemed as ‘competent’.

Fire Safety legislation and Codes of Practice can be complicated and most organisations commission Consultants to undertake this task for them.

 

Even so, you should ensure the consultants you use are themselves suitably qualified. Guidance is provided by the ‘Fire Risk Assessors Certification Scheme’ (FRACS).  This details the standards and qualifications you should look for.

What is entailed?

• He or she will arrange a date that is convenient to you to undertake the initial audit.
   

• Where appropriate, we will liaise with the relevant Enforcement Agencies to seek their approval of any recommendations we make, or where necessary, to secure the time you need to achieve compliance.
   

• Once the report is completed, we will supply you with a draft copy, so you can discuss the content with your consultant and ask any questions you may have.
   

• Only when you are happy with the draft will we issue the full portfolio.

• This will include the Report, a free Fire Logbook, a CD Rom containing all your documents as well as a useful fire safety library and a framed certificate which can be displayed in a public place.

​

But we don’t leave you there, we will be available to guide you as you work through any actions necessary to achieve compliance.
